Information for renters
What follows applies generally to all my rental units.
Tenant rights and privileges
Tenants can do many of the things that come with owning land. Many of these abilities come by accepting my invitation to join the Lee Ludd Enterprises group. Click here for information about these group activities.
- Set Home
You can set your rented house as your 'home'.
- Eject and ban
You can eject unwanted visitors from your property, and optionally place their names on a ban list so they cannot return.
- Furnish
You can furnish your house anyway you want (up to your prim limit).
- Manage your doors
You can lock your doors, put your friend's names on a guestlist, turn the door sounds on and off, and other things. Go here for further information.
- Live with companions
You may share your home with one or more companions, and they can do most of the things that you can do (e.g., set 'home').
- Don't worry about eviction or rent increases
As long as a you remain a good neighbor and don't let your rent exipre, you can plan to stay for as long as you want.
Limitations
There are however, a few limitations that you would not encounter as an owner.
- Cannot modify terrain
You cannot modify the terrain, (e.g., you can't make hills, or flatten them).
- Cannot modify the building
You cannot add to, or delete parts of your rental house, or change the textures. You cannot add an additional building to the lot. Most of my rental units sit in nice residential areas wholly owned by me, and I want to keep the area looking nice for everyone. This is about the only form of zoning you will find in SL, particularly on the mainland.
- No refund if you vacate before your lease expires
Once you have rented a place, you can always pay another week or more in advance. However, all such payments are final, and there is no refund if after paying several weeks in advance you decide to vacate the property. So pay carefully. You tenure and rental amount is guaranteed for as long as you keep the rent paid up so there is no need to pay many weeks in advance.
- No grace period if your lease expires
The moment your lease expires, the rent box turns from saying your place is occupied to saying it is for rent. At that point, the next person who happens along can pay the rent and take over the premises. If you're going to be away from SL for several weeks, be sure to pay enough rent so the lease won't expire while you're away.
- No access lists
Access lists make it extremely difficult for your neighbors, not to mention prospective renters, to navigate around my properties. Furthermore, since group membership allows a member to close off any parcel owned by the group, I have on several occasions found important parcels, including my store, locked to all visitors. Therefore I have reluctantly decided to disallow ban lists for all new renters as of 1 March 2008. You will have the ability to modify the ban list for your property. (For similar reasons, security orbs that eject unwelcome visitors are henceforth disallowed).
